Important Update: Changes to LA County Tenant Laws Coming Soon In a significant development for tenants and landlords alike, Los Angeles County is set to close a major loophole that has allowed residential landlords to evict tenants for remodeling purposes. Under current state law, a landlord may end a tenancy to substantially remodel the property (as per Civil Code § 1946.2, subsection (b)(2)(D)), but this does not apply within the City of Los Angeles. Instead, landlords must follow the City’s Tenant Habitability Program (Chapter XV, Article 2, §§ 152.00 through 152.08 of the Los Angeles Municipal Code). However, recent changes are on the horizon. As reported in the Los Angeles Times, LA city officials are moving to further restrict such evictions, making it harder for landlords to displace tenants under the guise of renovation. If you’re a landlord, you only have 2 to 3 months left before these new regulations come into effect, potentially making eviction for remodeling purposes much more difficult. It’s important for landlords to stay informed and make any necessary adjustments to their plans before these legal changes take place. For tenants, this means more stability in their homes, as eviction under these circumstances will become significantly more challenging. If a lawyer/company doesn't specialize in the field of evictions there is just so many loopholes that a tenant can use to their advantage to stay in your unit, break all the rules and not pay rent. I've also had clients use evict123.com and even though they only do evictions you can never get in touch with them to ask them a question. This never surprised me since they collect most of their fees upfront. I was starting to think that finding a good eviction attorney was hopeless!
  
  Besides being a property manager, I also own several units personally. I was having a lot of issues with a section 8 tenant of mine that was breaking several terms of their lease agreement. I got lucky and stumbled upon The Landlord Advocates and they were amazing! They helped me from beginning to end address all my questions and concerns. They are honest, affordable and are really good at what they do. They showed up to the property to help me do an inspection to document all the violations. None of the other eviction companies in the past had ever done that. In court, their lawyer was awesome. She was able to get the tenant to agree to all my terms and made a point to also address the security deposit and any items the tenant might leave in the unit after vacating. In the past the other eviction lawyers never gave any thought to these issues and left that to the owner to deal with. In many cases leaving the owner open to being sued for thousands of dollars in small claims court because the tenant wants to retaliate for being evicted. The eviction process is stressful, especially with a combative section 8 tenant. I knew from experience this was going to be an uphill battle, but with every twist and turn my case took their team of professionals were so great to work with! I will highly recommend them to all my clients when it's time for them to evict someone and as for me, I will never use anyone else!
