Types of Nuisance Health Nuisance: Any activity or condition that harms public health. Offensive to the Senses: Anything that causes discomfort through smell, noise, or sight. Interference with Property Enjoyment: Any activity that obstructs the use or enjoyment of one’s property. Legal Implications: Those responsible for creating a nuisance can be subject to legal action, and courts can order abatement or damages. Public and Private Nuisance: The code distinguishes between public nuisance (affecting the community) and private nuisance (affecting an individual or a small group).

If a lawyer/company doesn’t specialize in the field of evictions there is just so many loopholes that a tenant can use to their advantage to stay in your unit, break all the rules and not pay rent. I’ve also had clients use evict123.com and even though they only do evictions you can never get in touch with them to ask them a question. This never surprised me since they collect most of their fees upfront. I was starting to think that finding a good eviction attorney was hopeless!
Besides being a property manager, I also own several units personally. I was having a lot of issues with a section 8 tenant of mine that was breaking several terms of their lease agreement. I got lucky and stumbled upon The Landlord Advocates and they were amazing! They helped me from beginning to end address all my questions and concerns. They are honest, affordable and are really good at what they do. They showed up to the property to help me do an inspection to document all the violations. None of the other eviction companies in the past had ever done that. In court, their lawyer was awesome. She was able to get the tenant to agree to all my terms and made a point to also address the security deposit and any items the tenant might leave in the unit after vacating. In the past the other eviction lawyers never gave any thought to these issues and left that to the owner to deal with.
